This 20 acres is on a hill looking down at the Colorado River. There are no neighbors around. Would love to drive my boat up Lake Havasu to this land. Would stop at the Mohave wash where there is a little island just off shore marking the area. Walk up that wash which is government land to this property. There is more government land all over the place there and only a couple private lots like this around it.

What I should do is go to the San Bernardino county and fill out their form to split the 20 acres up four ways. Would have to hire a land guy to draw up the new map for me to put in the application, other than that it is pretty straight forward.

After the split goes through I would pick one of the 5 acre lots and sell the other three. Could probably sell each of them for the cost of this 20 acres. Use 1/3 of that money to pay off the cost of buying this land and the other 2/3 to build a super efficient small house/cabin on the land. Do all the utilities on my own and live off grid. I would go fishing in the river almost daily.

Asking $9,999 or if you prefer payments I will accept $1,000 a month for 12 months 12K total
